Terrace Hotel

Excellent value! Beautiful hotel- the rooms have high ceilings and a lot of the original features still intact. It is spotlessly clean. The team are friendly and pleasant. Breakfast is a nice little added extra- no hot breakfast available but plenty of options near by if that’s what you want.

it is a special place for me. run by an elderly couple, now they bring you breakfast from outside, you order what you want. but other than that the rooms are perfect, spotless, well decorated, with gorgeous curtains and great bed linen. in reality you lack nothing, a hotel from another time. take a room with a view behind, on Calton hill, it will be even more peaceful. it's true it's a mile and a half from the royal mile, but you'll be so comfortable staying there you won't regret it. don't miss it.

About a 20-30 minute walk to the train station and old town. Hostess is very welcoming and understandable. Our room was massive with plenty of light! Very clean hotel. Cold breakfast items delivered to your door daily!

Really liked our 3 nt stay here. The place is dated but that adds to the charm of it. The location is really good and only a short walk to the centre of town. Breakfast is available (not a cooked breakfast) but you can get cereals, bars, smoothies and other small items up to 15 items per person delivered to your door each morning using a tick sheet you leave downstairs with coffee available downstairs. We enjoyed our stay and would be happy staying here again.

I really liked the location, the very nice staff, how clean was our room, and the way that the breakfast was provided for us. We fell in love with our room, a garden view, birds and seagulls' songs and a glance at Holyrood Park. A really REALLY BIG thanks to them for the really really early breakfast that we got because we needed it before 6 am. <3

Fine bit of architecture and very friendly staff. We had a room way up at the top, which gave us fine early morning views. We knew about the breakfast arrangements in advance, but still found that experience a bit weird.....a hangover from covid days, perhaps. Great location and free parking at certain times.

Stayed in a basic attic room. Nice thing about the top floor was you didn’t have to worry about people walking above you as the floors sounded like you could hear easily from the floor above. The room actually had two skylights, which I thought I wasn’t even going to get a window so that was a plus. Clean rooms, simple breakfast offered, decent wifi. They were very flexible with an early check in and accommodating as well. In a quiet neighborhood, not too much around other than a park and residential buildings. Small neighborhood down the road and about a 20min walk to the center or the train/bus stations

I can’t recommend this place enough. The location is superb, you’re just 15’ walk from downtown, and at the same time you’re in a very quiet and posh area. We felt very safe in the neighborhood. The breakfast it’s delivered to your door every night so you can have it in the morning in your room. It’s non cooked food, so you have pastries, bread and butter, yogurt and juice; that kind of stuff. The staff is super friendly, we met the owner Michael who kindly asked us if we could play the piano (located in the ball room in the ground floor), so we enjoyed the moment with him. They also have a nice dinner room, where you can bring your own food and eat there. There is a small fridge and a microwave.
